"Do I need to know Excel to use the calculator?"
Knowing how to use Excel will certainly come in handy, but I try to walk you through some of the nitty-gritty parts of the calculator so that if you get errors or it doesn't work for some reason, you'll know how to fix the issue. You can also always reach out to me if you find an error, and I'll correct the tool for you so that it works going forward.
I taught a beginner's Excel course to graduate students at the University of Utah, and I've taken some of that experience to try and make the content fun and engaging even if you're new to using Excel.
"Is this tool just for Assisted Living facilities?"
No! I have used the business plan template and underwriting calculator to successfully obtain funding for a business apart from my assisted living facilities. You can use it for any type of business you might come across.
My video tutorial is specific to assisted living investments, but you should be able to easily extrapolate the lessons learned and use the tool for other real estate investments or when starting any other type of business.
"Do I need a background in healthcare to start an Assisted Living facility?"
No! You don't have to have a background in healthcare to start or purchase an assisted living facility. Having a desire to serve and care for those in need is a great place to start!
However, I will say that having some background in healthcare (even if it's volunteer work or something you did decades before) will help you obtain funding to start or purchase your assisted living facility. Lenders do like to see that you have some relevant background, but it's not necessary.
Some of the best things you can do is articulate (in your business plan) how you'll run the business and why you are passionate about starting an assisted living facility.
"How much does it cost to start or purchase an Assisted Living facility?"
This is very much dependent on how much the real estate is worth, as this takes up the bulk of your purchase. Using the calculator, you'll be able to easily manipulate your purchase price and down payment percentage to give you an idea of how much money you'll specifically need when starting/purchasing your assisted living facility.
A good rule of thumb, though, is to anticipate a down payment anywhere between 10-30% of the total purchase price; this is going to be dependent on the type of loan you use.
"I'm very interested in buying an assisted living facility, but I don't understand the finances. How do I know how much it will cost to run a facility?"
